A revolving line of credit secured by your home. Draw as needed, typically with a variable rate. Keeps your existing first mortgage in place.
Fixed Second Mortgage
A lump-sum loan with a fixed rate and payment, layered behind your existing first mortgage.
Cash-Out Refinance
Replaces your current mortgage with a new, larger loan. Can make sense when the new terms work for your whole balance.
HEA / HEI
A Home Equity Agreement or Investment is not a loan. An investor provides cash today in exchange for a share of your home's future value, typically with no monthly payment.
HEA/HEI products carry their own costs and risks and may result in giving up a significant share of future appreciation.
